Planning ranges for nine common Fairfax plumbing jobs
These are wide planning ranges, not quotes. A plumber confirms a price only after looking at the job, and the right column shows what usually decides where a job lands.
| Job | Planning range | What moves the price |
|---|---|---|
| choosing a new water heater, tank type | $1,200 to $3,200 | Tank size, gas or electric venting, expansion tank and permit requirements |
| tankless water heaters | $2,500 to $4,800 | Gas line sizing, electrical panel capacity, exterior venting route |
| a clogged drain, mechanical snake | $150 to $600 | Cleanout access, and whether the clog is at one fixture or on the main line |
| high-pressure drain jetting, main sewer line | $450 to $1,500 | Footage of pipe, roots against grease, cleanout access, camera inspection |
| a leak below the slab, detection and spot repair | $600 to $4,500 | Detection time, depth of the pipe, breaking through floor or rerouting overhead |
| repairing a sewer line with minimal digging, pipe lining | $3,500 to $8,500 | Length lined, pipe diameter, condition of the existing pipe |
| repiping an older house, PEX | $4,500 to $15,000 | Square footage, bathrooms, one story or two, how much drywall must open |
| garbage disposal repair, replacement | $200 to $625 | Motor size, outlet access, sink flange type |
| gas piping work, repair or short extension | $300 to $1,400 | Length of the run, pressure testing, appliance connection type |
Long sewer runs, lined pipes over a long distance, large homes and jobs that need digging can all land above these ranges. If a quote does, ask which line item caused it.

Reading Fairfax prices against national ranges
The ranges here rest on national and Virginia sources, not on a Fairfax-only price list. A Virginia guide from HomeServe puts the average tank water heater replacement in the state about ten percent above the national average. That is a reason to treat the lower end of a national range with caution here.
A Fairfax estimate page from 2022 priced 40 and 50 gallon tank replacements inside the upper part of the first row. Prices have moved since then, so it is a loose check and not a rate card. Nothing on this page is a promise of what any plumber will charge.
What raises or lowers a Fairfax quote
- Permits. A City address uses City Code Administration, 703-385-7830. A county address uses Land Development Services, 703-222-0801. Ask who pulls the permit and whether its cost is in the quote.
- Digging. Sewer and water line repairs need a Virginia811 request at least three working days ahead, and work in the public right-of-way may need a separate permit.
- Camera work. A recording of the pipe changes a sewer job from a guess to a plan, and the City asks for one before it reimburses a lateral repair.
- Age of the pipes. Many homes in this area date from the 1950s to the 1970s, so a repeated leak may point to a longer run of aging pipe.
- Timing. A job that cannot wait for the first available visit may be priced differently from one that can. Ask.
Sewer laterals and the City's reimbursement program
Property owners are responsible for the sewer lateral to the main, including the stretch under the street. For City of Fairfax addresses, the City reimburses a share of a lateral repair, with a cap that depends on what is replaced. The program is for City addresses and does not apply to county addresses.
Approval comes before the work, and the City asks for two quotes and one camera recording. Residential customers pay a small annual charge that appears on the Fairfax Water statement. Read the City's lateral repair program page for the current terms. repairing the line to the street explains how a repair is scoped.

Two quotes are only comparable when they describe the same work. Before you compare totals, check the lines below on each one.
- What exactly is being replaced, repaired or cleared, and where.
- Whether permits, haul-away and any needed parts are included.
- What happens if the plumber finds something different once work starts.
- What the plumber guarantees in writing, and for how long.
- The license class and number, which are available on request.
